The Telangana government has announced a fresh opportunity for aspiring homeowners through the Telangana Rajiv Swagruha Corporation. The corporation will auction developed residential plots across key locations in the Hyderabad metropolitan region. Officials said the initiative aims to provide legally secure and infrastructure-ready land to middle-income families.

Auction Schedule Finalized
A total of 137 plots will be offered through a public auction scheduled for February 7 and 8. These sites fall within government-developed layouts and carry clear titles. Therefore, buyers can proceed without concerns over ownership disputes. Basic amenities such as roads, drainage, electricity, and water connections are already in place.

Adibatla Draws Attention
Meanwhile, plots at Torrur near Adibatla have generated interest due to their proximity to the IT corridor. The base price has been fixed at Rs. 25,000 per square yard. Connectivity to the Outer Ring Road adds to the location’s appeal. Officials expect competitive bidding, given the area’s development potential.

Airport-Linked Layouts
In addition, plots at Kurmalguda, close to the international airport, will also be auctioned. Here, the minimum price has been set at Rs. 20,000 per square yard. Improved transport access and upcoming infrastructure projects have increased demand. Buyers seeking relatively lower entry prices have shown particular interest in this layout.

Ring Road Proximity Factor
Bahadurpally has emerged as another high-demand location. Situated close to the Outer Ring Road, plots here are expected to fetch between Rs. 27,000 and Rs. 30,000 per square yard. Therefore, officials anticipate intense bidding as buyers prioritise faster access to major city zones.

Villa Project Offering
Alongside plots, a villa project near Shankarpally has also been opened for sale. The project offers 3 BHK duplex villas with a built-up area of about 3,000 square feet. Each unit is priced at Rs. 1.35 crore. The cost works out to roughly Rs. 4,500 per square foot and includes land registration and development charges.

Market Response Expected
However, authorities clarified that the auctions are designed to balance transparency with affordability. The government expects strong participation from end-users rather than speculative investors. Therefore, the initiative is being positioned as a practical route to home ownership rather than a short-term investment play.
